List of tallest buildings and structures in Greater Manchester

This list of the tallest buildings and structures in Greater Manchester ranks buildings in the ten boroughs of Greater Manchester (including Bolton, Bury, Oldham, Rochdale, Stockport, Tameside, Trafford, Wigan, and the cities of Manchester and Salford) by height.

Deansgate Square. A cluster of four skyscrapers, the tallest of which became Manchester's tallest building and the 5th tallest building in the United Kingdom in November 2018 at 65 floors & 201 metres.
Beetham Tower. The second tallest building in Greater Manchester and the second tallest outside London at 169 metres completed in 2006.

Greater Manchester currently has ten towers completed at a height of 100 metres or more and a further five towers above 100 metres under construction. This is by far the highest number of high rises in any metropolitan area in the United Kingdom outside Greater London.

History and future development

The first proposed skyscraper in Central Manchester was the 110 metre (361 ft) Quay Street Tower. Envisioned to be completed in 1948 it would have been the tallest tower in Europe.[1] The proposal was rejected and said to be inconsiderate, as much of the city was still rebuilding after the Manchester Blitz of the Second World War.

The first tall building boom in Greater Manchester occurred in the 1960s and 1970s with notable buildings including the 123 metre (404 ft) City Tower which became the tallest building in the United Kingdom when constructed and the 118 metre (387 ft) CIS Tower.

Through the 1980s and 1990s few significant proposals came to fruition. However, there has been a renewed interest in skyscrapers in Manchester in the 21st century with a number of proposals being brought forward. In 2006, the Beetham Tower became the tallest building in the United Kingdom outside London and the first to reach a height of over 150 metres making it also the first official skyscraper outside London. In 2018, Deansgate Square South Tower became the only skyscraper in the United Kingdom outside London to reach a height of over 200 metres. Trinity Tower X, estimated for completion in 2024 is due to become Greater Manchester's tallest building at 213 metres.

Unlike most major cities in the United Kingdom, there are no height restrictions and local planning officers generally adopt a laissez-faire attitude towards city centre high rises in Manchester. If all future proposals come to fruition, Greater Manchester could contain well over 250 buildings over 50 metres tall as well as 41 high rises above 100 metres and 11 skyscrapers above 150 metres, with two higher than 200 metres.

Central Manchester is the predominant location for tall proposals with 36 buildings over 100 metres either built, under construction or proposed, with a further 5 proposals earmarked for Salford Quays, three miles west of Central Manchester.

Castlefield (14), which contains the Trinity Islands and Deansgate Square skyscraper developments, and Greengate (8) are the two areas with the biggest collection of skyscrapers in Manchester either built, under construction or proposed over 100 metres tall. Both areas are part of wider masterplans to expand Central Manchester out southwards and westwards respectively with amenities such as new green areas and schools to enable urban living.

However these areas are not the only new areas of Central Manchester undergoing significant development. The northern side of the city contains a number of office and residential developments either completed or currently under construction as part of the £800 million NOMA development. Significant completed projects within NOMA already delivered including the iconic One Angel Square, a modern zero carbon emissions energy-plus building and the 108 metre Angel Gardens residential tower. These buildings will be joined by the Angel Meadow development which will deliver three new residential towers including the 128 metre Angel Meadow Park and Angel Square office towers as well as the Victoria Residence development which will also deliver three new residential towers, the tallest of which will reach 119 metres.

The southern side of Central Manchester is being expanded into the Chorlton-On-Medlock inner city suburb by the Circle Square development which will deliver a mix of office and residential towers as well as new green spaces. In 2020 1 Circle Square residential tower became the first tower to complete in the scheme with a number due to follow including the 118 metre Affinity Living Circle Square residential tower.

Aside from the above developments, the biggest new future developments areas of Central Manchester through the 2020s will be the new area of St John's in the western side of Central Manchester adjacent to Spinningfields and the £1.2 billion Mayfield scheme around Piccadilly station in the east side of Central Manchester. St John's will deliver new cultural, office and residential developments including The Factory, a new inner city theatre, the 113 metre Union Living office tower and a 108 metre Vita tower.

Over the next 10 years the Mayfield masterplan will play a key role in further expanding Central Manchester out eastwards, delivering a large new central park area among a large number of new office and residential towers with a number expected to be over 150 metres in height. Initial proposals for Mayfield to go to planning approval are expected in 2020 with the 22 storey office development in Baring Street among the first.

When completed in 2006, Beetham Tower was by far the tallest building in Central Manchester and a focal point in the key Deansgate area thoroughfare. Due to its size and its prominent shape, Beetham Tower is already considered an iconic development for the city.

5 Anaconda Cut 130 (428) 44 2018 Residential Greengate The fifth tallest building in Manchester and sixth tallest outside London. Currently the thirty-first tallest by height in the United Kingdom.[6]

100 Greengate (Anaconda Cut) is a key development in the Greengate area of Central Manchester which has been earmarked as an area of intense development in the coming years.

6 City Tower 123 (404) 30 1965 Office Central Business District The sixth tallest building in Manchester and seventh tallest outside London. Currently the thirty-eighth tallest by height in the United Kingdom. City Tower is still currently the tallest office building outside London. Roof height reaches 107 m (351 ft).[7]

Due to its age and positioning in the heart of Central Manchester, City Tower is one of the most recognisable buildings in the city.

7 Deansgate Square North Tower 122 (400) 37 2019 Residential Castlefield The seventh tallest building in Manchester and eighth tallest outside London. Currently the forty-second tallest by height in the United Kingdom.[8]

North Tower is the final and smallest development in height of the Deansgate Square collection of skyscrapers constructed by Renaker and a key part of the envisioned southern gateway to Central Manchester.

8 CIS Tower 118 (387) 25 1962 Office NOMA The eighth tallest building in Manchester and tenth tallest outside London. Currently the forty-eighth tallest by height in the United Kingdom. The CIS tower was the United Kingdom's tallest building upon completion and currently the second tallest office building outside London.[9]

The CIS Tower remains the tallest constructed building in the northern part of Central Manchester and a key element in the skyline in the northern gateway to the city.

9 17 New Wakefield Street 109 (358) 32 2012 Student Accommodation Oxford Road The ninth tallest building in Manchester and twelfth tallest outside London. Currently the fifty-sixth tallest by height in the United Kingdom.[10]

17 New Wakefield Street (Liberty Heights) is a key development in the Oxford Road area of Central Manchester catering to demand for student accommodation from nearby universities such as the University of Manchester and Manchester Metropolitan University. Upon completion it was the tallest purpose built student accommodation in the world.

10 Angel Gardens 108 (355) 36 2019 Residential NOMA The tenth tallest building in Manchester and thirteenth tallest outside London. Currently the fifty-eighth tallest by height in the United Kingdom.[11]

Located adjacent to the CIS tower, Angel Gardens is one of the centrepieces of the £800 million NOMA development area backed by the Co-operative Group in the northern gateway to Central Manchester.

11 Artisan Heights 95 (312) 32 2020 Office / Student Accommodation Oxford Road Artisan Heights is an ultra modern tower at the top end of the Oxford Road corridor in Central Manchester. The tower is the second tallest student accommodation tower in Manchester, home to more than 600 students as well as containing areas for commercial space.[12]
12 Axis Tower 93 (305) 28 2018 Residential Castlefield Located in the south-western area of Central Manchester, next to Beetham Tower, Axis was originally conceived as an office development but cancelled during the Great Recession in 2008. The project was reborn in 2012 as a residential tower incorporating a giant advertising screen.[13]

When completed in 1979 it was the third tallest tower in the city after City Tower and the CIS Tower.[15]

Charter House 60 (197) 21 1967 Residential Eccles Currently remains the tallest building in the suburb of Eccles, five miles west of Central Manchester. The Stile, Angel Meadow 53 (174) 17 2021 Residential NOMA Approved in August 2017 with initial construction starting in May 2018, The Stile is the smallest tower in the Angel Meadow development adjacent to NOMA, an £800 million NOMA development area backed by the Co-operative Group in the northern gateway to Central Manchester. The Gate is being constructed along with its sister tower, The Gate. When both towers are complete a 128-metre tower, Angel Meadow Park, will be constructed to complete the development.[149]

It is situated in close proximity to Beetham Tower, the tallest hotel in Greater Manchester as part of the southern gateway to Central Manchester.[212]

It is located in the Mayfield area of Piccadilly and part of a wider scheme for Mayfield that will see a number of new office, residential and recreational developments in the coming years.[214]

The 60 storey tower featured two adjoining blocks and would have delivered over 700 apartments and a 220-room five star hotel as well as retail space, restaurants and bars. Construction began in January 2008 but the project was placed on hold in September 2008 due to the economic recession. As of summer 2016 the developer had placed the plot on the market for sale with an extension for approved planning.[224]
3 Vector Arena Tower 186 (610) 36 2003 Hotel Central Business District Proposed in 2003, the Vector Arena Tower was a major skyscraper proposed for the Victoria area in the northern gateway to Central Manchester. If built it would have been the tallest hotel in the United Kingdom, however the project was cancelled when it could not be financed.[225]
4 Greengate Tower 179 (587) 62 2009 Residential Greengate Proposed in 2006, Greengate Tower was a major skyscraper proposed for the Greengate area of Central Manchester. At the time, if built it would have been the tallest building in Greater Manchester. The project was cancelled in 2009 before construction begun in the wake of economic recession.[226]
5 St John's Place 168 (551) 54 2019 Office / Residential St John's Proposed in 2016, St John's Place was the centrepiece skyscraper proposed for a new neighbourhood in the St John's area of Central Manchester. It was due to deliver significant office space as well as over 400 apartments. St John's place was cancelled before construction began due to unresolved development and funding issues.[227]
6= Canopus Tower A 160 (525) 36 2008 Residential Greengate Proposed in 2006, Canopus was a major £180m development project consisting of two towers in the Greengate area of Central Manchester. The tallest tower would have reached 160 metres to become one of the tallest in Greater Manchester and would have featured a luxury rooftop swimming pool. The towers were cancelled in the wake of economic recession.[228]
Albany Crown Tower 160 (525) 54 2010 Hotel / Office / Residential Piccadilly Proposed in 2005, Albany Crown Tower was an ambitious mixed use skyscraper in the Piccadilly area of Central Manchester. It was due to deliver significant numbers of hotel rooms and residential apartments. However, due to the economic recession funding dried up and the developer went into administration in 2010 before construction began.[229]
8 Vivo Tower D 149 (489) 50 2009 Residential Castlefield Proposed in 2005, Vivo Tower D was the tallest tower in a collection of towers at the southern end of Deansgate in the southern gateway to Central Manchester. The scheme was pulled in the wake of the economic recession before construction began. Plans for the area were revised in 2015 with the Deansgate Square collection of skyscrapers subsequently built on the site.[230]
9 1 Hardman Square 140 (459) 36 2011 Office Spinningfields Proposed in 2004, 1 Hardman Square was designed to be the centrepiece tower in the Spinningfields district of Central Manchester which at the time was undergoing intense development. However the economic recession of 2008 resulted in a shortage of funding. The scheme was revived in 2013 where it became known and constructed as the 92 metre 1 Spinningfields development.[231]
10 Urban Splash Development 137 (449) 30 2006 Office Piccadilly Proposed in 2006, Urban Splash was a major office development proposed for the Piccadilly area of Central Manchester. It was cancelled soon after before approval was granted owing to a lack of funding.[232]
11 Whitworth Street West 128 (420) 42 2007 Residential Castlefield Proposed in 2005, Whitworth Street West was a major residential development located adjacent to the Beetham Tower in the southern gateway to Central Manchester. It was cancelled due to economic recession but the scheme has since revived in the form of the approved 117 metre 10-12 Whitworth Street Tower.[233]
12 Zarachie Tower 116 (381) 36 2008 Office / Residential Piccadilly Proposed in 2005, Zarachie Tower, also known as Gravity Tower and Store Street Tower was a major tower delivering both office and residential units in the Piccadilly area of Central Manchester. It was cancelled due to economic recession when funding dried up before construction began.[234]
13= Dime 115 (337) 36 2019 Residential St John's Proposed in 2017, Nickel and Dime were twin residential towers which would have delivered over 600 apartments situated in a new neighbourhood in the St John's area of Central Manchester. The towers were scrapped in favour of the Union Living Tower proposed in 2019.[235]

15= Quay Street Tower 110 (361) 40 1948 Office Central Business District Proposed in 1948, the Quay Street Tower was a proposed extension to Sunlight House, an existing 46 metre building in the central business district of Central Manchester. The scheme was scrapped as it was seen as an insensitive development so soon after the Second World War.[236]
Modus Properties Tower 110 (361) 32 2010 Residential Old Trafford Proposed in 2006, Modus Properties Tower was a major residential development proposed for Old Trafford, two miles west of Central Manchester. If built it would have been the tallest building in the borough of Trafford. The scheme was scrapped in 2010 when Modus Properties went into administration.[237]

2 Mathematics Tower 75 (246) 18 1968 2005 University Chorlton-On-Medlock The Mathematics Tower was a brutalist building situated in the Oxford Road area of Central Manchester and housed the Mathematics Department of the Victoria University of Manchester and briefly the newly amalgamated University of Manchester from 1968 to 2004. The building consisted of a three-storey podium and an 18-storey 75 metre tower. It was demolished in 2005 as the maths department moved to the Alan Turing Building.[286]
3 B of the Bang 55 (180) N/A 2005 2009 Sculpture Beswick B of the Bang was the tallest sculpture in the UK when constructed to commemorate the 2002 Commonwealth Games held in Manchester. The sculpture was cut up and put in storage in 2009 due to the spikes that form it falling off on several occasions making it unsafe.[287]

After a period after the 1960s building boom where few new significant buildings were built in Greater Manchester, the early 21st century has seen a long list of proposals meaning the skyline has been transformed in recent decades. The first towers over 100 metres were the CIS Tower and the City Tower, the latter of which kept the title of tallest building in Greater Manchester for 41 years until the Beetham Tower was completed in 2006. In 2018 Deansgate Square South Tower became the tallest building in Greater Manchester and the tallest in the United Kingdom outside London.

1965-2006 (41 Years) City Tower 123 (404) 30 1965 Office Central Business District The sixth tallest building in Manchester and eighth tallest outside London. Currently the fortieth tallest by height in the United Kingdom. City Tower is still currently the tallest office building outside London. Roof height reaches 107 m (351 ft).[7]

Due to its age and positioning in the heart of Central Manchester, City Tower is one of the most recognisable buildings in the city.

2006-2018 (12 Years) Beetham Tower 169 (554) 47 2006 Hotel / Residential Castlefield The second tallest building in Manchester and second tallest outside London. Currently the twelfth tallest by height in the United Kingdom. Roof height reaches 157 m (515 ft).[3]

When completed in 2006, Beetham Tower was by far the tallest building in Central Manchester and a focal point in the key Deansgate area thoroughfare. Due to its size and its prominent shape, Beetham Tower is already considered an iconic development for the city.

2018–Present Deansgate Square South Tower 201 (659) 65 2018 Residential Castlefield The tallest building in Manchester and tallest outside London. Currently the tenth tallest by height and forth highest floor count in the United Kingdom.[2]

It is a key development in the Greengate area of Central Manchester which has been earmarked as an area of intense development in the coming years.[166]
4 Beetham Tower 169 (554) 47 2006 Hotel / Residential Castlefield The second tallest building in Manchester and second tallest outside London. Currently the eleventh tallest by height in the United Kingdom. Roof height reaches 157 m (515 ft).[3]

5 Student Castle Tower 1 168 (551) 55 2024 Student Accommodation Oxford Road Proposed in September 2018, Student Castle is a major skyscraper proposal. When constructed it will become the fifth tallest building in Manchester and the tallest purpose built student accommodation in Manchester. It is located in the Oxford Road corridor of Central Manchester.[198]
6= Deansgate Square East Tower 158 (518) 50 2019 Residential Castlefield The third tallest building in Manchester and third tallest outside London. Currently the fourteenth tallest by height in the United Kingdom.[4]

East tower is the second tallest development of the Deansgate Square collection of skyscrapers constructed by Renaker and a key part of the envisioned southern gateway to Central Manchester.

Cotton Quay, Salford Quays Tower 1 158 (518) 48 2028 Residential Salford Quays Proposed in November 2019, Cotton Quay is a major skyscraper development proposal consisting of six towers. When constructed, Tower 1 will become the equal sixth tallest building in Manchester. Part of Media City, the development is part of wider ambitious plans to transform Salford Quays into a major commerce and entertainment area of Greater Manchester.[167]
8 Greengate Park North Tower 1 155 (509) 52 2024 Residential Greengate Approved in March 2020, Greengate Park North Tower 1 is the largest tower in a collection of three towers in Central Manchester. When constructed it will become the eighth tallest building in Manchester. It is a key development in the Greengate area of Central Manchester which has been earmarked as an area of intense development in the coming years.[290]
9= The Blade 154 (505) 52 2024 Residential Castlefield Proposed in November 2019, The Blade is a major skyscraper proposal. When constructed it will become the equal ninth tallest building in Manchester. The Blade is part of the second phase of the Crown Street development area in the Southern end of Deansgate behind the Deansgate Square development. It will be constructed before its sister skyscraper, The Circle, and will sit alongside The Elizabeth Tower which is already under construction.[199]
The Circle 154 (505) 52 2028 Residential Castlefield Proposed in November 2019, The Circle is a major skyscraper proposal. When constructed it will become the equal ninth tallest building in Manchester. The Blade is part of the second phase of the Crown Street development area in the Southern end of Deansgate behind the Deansgate Square development. It will be constructed after its sister skyscraper, The Blade, and will sit alongside The Elizabeth Tower which is already under construction.[199]
11 Elizabeth Tower 153 (502) 52 2020 Residential Castlefield Approved in June 2018, with initial construction starting in August 2018, Elizabeth Tower is a major skyscraper development under construction by Renaker construction. Located in the southern gateway to Central Manchester, in close proximity to Deansgate Square, Elizabeth tower will become the fourth tallest building in Manchester when completed in 2020. Elizabeth tower features a rooftop bar and a 44th floor swimming pool as well as a gym and spa for private residents.[136]
12 Deansgate Square West Tower 141 (463) 44 2018 Residential Castlefield The fourth tallest building in Manchester and fourth tallest outside London. Currently the twenty-fifth tallest by height in the United Kingdom.[5]

West Tower was the first completed development of the Deansgate Square collection of skyscrapers constructed by Renaker and a key part of the envisioned southern gateway to Central Manchester.

13= Trinity Tower V 140 (459) 41 2024 Residential Castlefield Approved in July 2017 Trinity Islands is a major planned development in the southern gateway to Central Manchester close to the Deansgate Square and wider Great Jackson Street skyscraper developments. Trinity islands will deliver nearly 1,400 apartments at a cost of £1.3 billion. The scheme consists of five towers with Tower V reaching a height of 140 metres. The Trinity Islands development was bought by Renaker in October 2018. Revised plans are expected to be made public in late 2020 with construction starting in 2021.[165]
Downing Living, First Street South Tower 1 140 (459) 44 2025 Residential Castlefield Proposed in October 2019, Downing Living, First Street is a major skyscraper development proposal. Consisting of four towers, Tower 1 when constructed it will become the fifteenth tallest building in Manchester. The Downing Living development is part of the wider skyscraper development area in the southern gateway to Central Manchester along with Deansgate Square and the Crown Street proposals. It will deliver over 1,100 co-living residential apartments when constructed.[200]
15 Viadux Tower 1 136 (446) 40 2024 Residential Central Business District Approved in July 2017, Viadux is a major scheme consisting of two towers adjacent to the Beetham Tower in the southern gateway to Central Manchester. The two buildings are connected by a landscaped terrace with the larger tower for residential use while the smaller tower is for office use. Viadux bridges the Metrolink Tram service.[169]
16= St. Michael's Tower 1 135 (443) 41 2023 Hotel / Office / Residential Central Business District Approved in June 2018, St Michael's is a major scheme consisting of two towers in the central business district of Manchester. St Michael's will include an international luxury five-star hotel featuring 216 bedrooms and 189 high-end apartments as well as 148,000 sq ft of office space. The tower will also include a stunning outdoor rooftop terrace. Construction is expected to start in summer 2020.[170]
Renaissance Hotel Tower 1 135 (443) (Estimate) 45 2027 Hotel / Residential Central Business District Approved in June 2018, the Renaissance Hotel development on Deansgate in Central Manchester is a major scheme that will deliver three new towers. Renaissance Hotel Tower 1 is the tallest of the approved towers at 45 floors. Demolition of the current hotel on the site is due in 2024 before the new scheme will commence.[291]
18 Anaconda Cut 131 (428) 44 2018 Residential Greengate The fifth tallest building in Manchester and sixth tallest outside London. Currently the thirty-first tallest by height in the United Kingdom.[6]

19= Angel Meadow Park 128 (420) 41 2024 Residential NOMA Approved in August 2017 with initial construction starting in 2021, Angel Meadow Park is the tallest tower in the Angel Meadow development adjacent to NOMA, an £800 million NOMA development area backed by the Co-operative Group in the northern gateway to Central Manchester. Angel Meadow Park will begin construction when its sister towers, The Gate and the Stile are completed.[149]
Trinity Tower Y 128 (420) 37 2024 Residential Castlefield Approved in July 2017 Trinity Islands is a major planned development in the southern gateway to Central Manchester close to the Deansgate Square and wider Great Jackson Street skyscraper developments.
