Emirates Hills (Arabic: تلال الإمارات‎) is a gated community located in Dubai, United Arab Emirates. It has been named after Beverly Hills. Emirates Hills is largely home to the expatriate community of Dubai, as it consists of the first freehold properties to be sold in the city. The project was classified as freehold and open to anyone to purchase. The majority of owners hail from the Indian subcontinent, Iran and Europe.

It's an exclusive housing community whose gleaming marble-clad villas overlooking the perfectly manicured greens of a signature golf course fetch up to $52 million each. [1]

Although the developer, Emaar Properties, pioneered the idea of freehold property in Dubai, this is Emaar's only project where land was sold per square foot to individuals to build the house of their choice. Over time, all the plots were sold. Emirates Hills is the most expensive villa community to buy or rent a property in Dubai, those looking to buy in the luxury villa community would shell out Dh2,604 per square foot while renting vilsa costs tenants Dh80 per sq ft. [2].

Some of the residents included the late Benazir Bhutto (although her family still lives there),[3][4][5] the managing director of Géant Middle East (Mohammed Ayub Shaikh), Abdul Rahiman Abdul Azeez owner of Alpha Smart Security Systems Business and the owners of the Middle East Broadcasting Center and Habib Bank.[6]

Emirates Hills properties look out over the fairways of the Address Montgomerie, an 18-hole Championship Golf Course created by architect Desmond Muirhead and seven-time European Order of Merit winner Colin Montgomerie.

It is also in close proximity to some of the Dubai’s best international schools. Dubai British School, Dubai International Academy, Emirates International School - Meadows and Emirates Hill Nursery- Raffles Nursery are Some of the top schools located near Emirates Hills that offer world-class education from primary to high school levels.
