YardNine

YardNine is a property development and management company, operating across a range of asset classes.

The company was founded in 2017 by Maxwell Shand and Campbell MacDougall, both former directors at property development firm Exemplar.[1][2] Exemplar was the developer responsible for Lyon House, a 240,000 sq ft building in Croydon, London, and Fitzroy Place, a 750,000 sq ft mixed-use development in London's Westminster.[3]

Projects

The company's first project was to bring forward the development of 80 Fenchurch Street, a 240,000 sq ft office development in London.[4] 80 Fenchurch Street is a 14-storey scheme designed by architects, TP Bennett. TH Real Estate and Allianz partnered to provide £100m in debt finance towards the development of the project, which is owned by funds managed and/or advised by Partners Group and developed by YardNine.[5]

In July 2018, YardNine, backed by Invesco Real Estate,[6] purchased 40 and 50 Eastbourne Terrace in Paddington for £110m (€124m)[7] from Hermes Investment Management and Canada Pension Plan Investment Board.[8] 40 Eastbourne Terrace, is an 84,450 sq ft office, occupied by oil firm McDermott's Chicago Bridge & Iron Co subsidiary until March 2021.[9] 50 Eastbourne Terrace has planning consent for a new 94,185 sq ft office and retail scheme with a terrace of seven mews houses. Both buildings sit opposite Paddington mainline rail station.[10]
